How to know when it’s time to replace your roof: signs of an aging roof and what to look for to make the decision
Have revealing signs you’ve recently noticed either inside your home or on the exterior, such as damaged shingles or visible water spots left you concerned with the condition of your roof? If you have already seen indications that your roof is need of a closer examination, the first thing to do is contact your trust roofing contractor for an inspection because a hazardous roofing situation is not something to take lightly.
Now the next step includes looking at options for roof replacement, a decision that is also not to be taken lightly. So for the sake of simplifying the process as much as possible, let’s break down the ways that you can tell if your roof needs to be replaced, starting with some of the basic signs to watch out for:
—Missing granules atop the roof’s shingles: Torn or missing shingles are problematic because once moisture gets into the next layer of the roof’s foundation, mold and rot will begin to deteriorate the roof. Aging roofs damaged by moisture are dangerous because a leak could potentially arise, allowing water into your attic.
—An aging roof potentially in need of replacement is prone to mold and deterioration around the flashing and chimney due to poor ventilation and trapped moisture within the layers composing the roof. In a similar fashion, an aging roof is likely to cause damage to the walls and ceilings of your home’s interior due to the mold created by the trapped moisture.
—Another indicator of roof in trouble and in need of replacement is high utility bills, simply because the consequences of age-related roof damage can lead to a compromise in the efficiency of the air conditioning and furnace systems cooling and heating your home when water infiltrates beneath the roof.
–Once you notice the first signs of mold damage on the ceiling or walls or your home, make sure to contact a roofing professional immediately! And while you cannot altogether stop the certain things listed above from happening to your roof, regular consultation with your roofing contractor can mitigate any dangerous and potentially expensive damage to your home caused by an aged roof in need of replacement.
Additional signs/symptoms to look out for when considering a roof replacement are the following:
- Water spots on the ceiling/Water spots appearing on exterior walls
-an accumulation of water spots on the ceiling of your home is an indication of a roof leak, but the tricky part comes in finding and pinpointing the exact location of the leak.
-water spots on the exterior walls could be related to loose or rusted step flashing (point at which the roof meets a wall), or even possibly gaps between the siding materials
- Gutters filled with granules from worn shingles
-substantial loss of granules is very problematic because those granules serve as the shingles’ protective barrier against the intense UV rays of the sun and without them, the shingles become brittle, exposing your roof to water damage and leaks
- Roof leaks when the weather fluctuates from warm to freezing temperatures
-Typically if you are experiencing this problem it means that ice dams have formed on your roof, which are basically blocks of ice that build up on the roof and prevent the melting snow from draining down and off the roof. If not attended to in time, eventually the leaks could lead to roof-replacement territory.
Above all else, remember to simply give your friendly local roofing company a call when you have questions about potentially replacing the roof of your home.
