Why Roof Maintenance is so Important

Your roof is likely the biggest investment in your home or building and it is also most frequently subjected to harsh conditions. When a roof experiences damages and requires emergency repairs, it is accompanied by a long list of stressful side effects. Not only is emergency roof maintenance a financial hit, but it often damages assets inside the building such as carpet, inventory or electric systems. Instead of waiting for this high-stress situation, it is highly recommended that you construct an early roof maintenance plan.

Being pro-active with your roof maintenance will ultimately save you money in the long-run. We do not recommend that you personally get on your roof to inspect it as this is very dangerous. Even on a low or flat roof, a loose shingle can easily cause someone to slip and fall off the roof. Leave the up-close inspection to the professionals. However, there are certain things you can do from the ground to evaluate the current status and urgent need for professional maintenance.

  1. Discolored Streaks: This is very commonly found in humid area. If you see dark or discolored streaks on your roof it is probable that you have acquired a mold or mildew problem. Other possible causes include, blue-green algae or an accumulation of dirt.

This is a very serious problem as it spreads fast and the longer is left untreated the deeper the damage becomes.

  1. Damaged or Missing Shingles: Especially after a storm or any intense weather your roof should be examined for damaged or missing shingles. These weak areas make your roof vulnerable to the elements which can quickly cause serious leaks and internal damage.

This problem is relatively inexpensive to solve if found quickly. If left unattended for a long period of time, damages can be very costly.

  1. Examine your Chimney: From the ground you can conduct a rough inspection of your chimney. Any sign of moisture in a chimney is a sign that is not operating properly. If you see cracks, spalling bricks, or damaged wallpaper inside near the chimney these could all lead to accelerated chimney and roof damage. As moisture seeps into small cracks in a chimney, it freezes and then thaws, which expands to a very large and problematic crack.
  1. Search Your Ceiling: If you find any brown spots inside on your ceiling that is a sign that your roof needs immediate attention. These spots are signs of water damage likely caused by a leak that needs to be fixed. Water damage could also be caused by a leaking pipe, or a leak in the caulking.

This problem is very serious and must be dealt with promptly. If ignored, the excess moisture could cause irreplaceable damage and eventually the only solution will be to tear down the damaged section and completely replace it.
